Every part of the city has its own problem, and it is worth knowing before you commission anything.
In the old buildings of the centre and Santa Catalina the problem is height. These are properties with high ceilings but with timber or concrete beams that eat the usable space, and often with protected features that cannot be touched. The ductwork has to be replanned to run along the hallway and bathrooms, leaving the main rooms at their original height.
In the historic centre there is also the facade. Hanging an outdoor unit on a protected facade is not always possible, and sometimes the only way out is the roof or an internal courtyard. That has to be sorted before anything is signed, not afterwards.
In apartment buildings, the outdoor unit usually needs the consent of the owners association. It is not our paperwork, but we will tell you at the survey if your case will need it so you can get it moving and not have the job held up.
In Son Vida and the villas the work is different: more square metres, several floors, and zoning is nearly always worth it because there are parts of the house that are not used daily.
In Portixol, Ciutat Jardí, Can Pastilla and s'Arenal, right on the sea, there is salt. An outdoor unit and ductwork left unprotected there will last considerably less than they should. We recommend materials and finishes made for marine environments, even though it shows in the quote.

Almost always yes, but the route has to be replanned. In these buildings the answer is usually to drop the ceiling only in the hallway and bathrooms and leave the main rooms at full height. We look at it during the survey and tell you straight whether it is worth it.

With ordinary materials, yes. Salt attacks steel and casings. That is why in coastal areas we recommend finishes and materials made for marine environments: slightly more up front, considerably more years of life.
