Car park ventilation does not worry anyone until a letter arrives. An inspection, an insurer's review, a change of use, building works, or simply a resident complaining about fumes.
From then on the building has a deadline and no idea where to start. And it is awkward, because someone has to explain to thirty owners why money must be spent on something nobody can see.
The first thing we do is look at exactly what is being required. A forced ventilation requirement, a carbon monoxide detection requirement and a smoke control requirement are three different things, with three different solutions and very different costs.
And we tell you what is NOT needed. That matters just as much: we have seen buildings quoting for complete installations when the notice could be satisfied with considerably less.
The ductwork. In a car park it is nearly always exposed spiral duct: it moves a lot of air with little pressure loss, takes the pressure without reinforcement and needs no boxing in. In a car park that is exactly what is wanted.
Airflow is calculated, not copied. It depends on spaces, floor area, headroom and whether there are one or several levels. An undersized or oversized fan costs money every month of the year and still fails to comply.
The discharge. That is where paperwork gets complicated, because it has to reach the roof or a facade at the right height and distance, and that affects neighbours. It is planned from the start, not once the duct is up.
Working with the car park in use. Nobody can leave thirty cars without parking for a week. We work by zones and phases, to a calendar agreed before starting, and we give it to you in writing so the building can approve it.
The documentation. On completion you get a record of what is installed and the measured airflows. That is what you will have to show when they ask again.
We know how this works: you need a clear quote, defensible at a residents' meeting, that does not move afterwards.
