What it is and why people choose it

With a ducted system there is one single unit hidden above the ceiling, and the air is distributed through ductwork to grilles in the ceiling of each room. From inside the property you see no equipment at all, only the grilles.

No units on the walls, in the lounge or the bedrooms. In a well finished home or a holiday rental villa, that matters.

One outdoor unit instead of three or four. Less noise outside and far less impact on the facade, which in central Palma and in protected areas can be the difference between being allowed to install or not.

More even distribution. Air enters at several points rather than blasting from one wall, so you do not end up with a freezing bedroom and a hallway at thirty degrees.

Zoning is possible. With motorised grilles and a thermostat per zone, each part of the property runs at its own temperature and you stop cooling rooms nobody is using.

In return you need space above the ceiling, and the installation is building work rather than an appliance hung on a wall in a morning.

How much clearance you need

This is the first question to settle and the one that decides whether the project works as drawn or has to be rethought.

The unit needs its space, and the ducts have to run above the ceiling with their insulation. If the clearance is not there, you have three ways out: drop the ceiling only in the hallway and the bathrooms, which is where it shows least, and leave the main rooms at full height; use a shallower, wider duct profile; or switch to cassette or split units in the areas where nothing can pass.

We measure that at the survey. A drawing will not tell you the real clearance left under the beams, and that is where projects go wrong.

Fibreglass (Climaver type). The usual duct for interior residential work. It comes ready insulated thermally and acoustically, it is light, quick to work with and it absorbs air noise, so the installation runs quieter.

Galvanised steel. Tougher, copes far better with damp and with time, and it is what has to go outside, on the roof or anywhere the duct might take a knock. It needs insulating separately, with a wrap and foil, so it does not condense with cold air inside and warm air outside.

Spiral duct. Round steel duct. Used where the ductwork is exposed — warehouses, industrial-style commercial units — or where a lot of air has to move with little resistance.

Stainless steel. For kitchen extraction and aggressive environments. In Mallorca there is another reason: near the coast, salt eats ordinary galvanised steel well before its time, and stainless pays for itself.

Frequently asked questions

How long does a ducted installation take?

It depends on the size and on whether it is new build or an occupied property. In a normal home you are usually talking several days, and on new build it is coordinated with the other trades. The timescale is written into the quote.

Can it be fitted in a property that is already finished?

Yes, but we need to see where the ductwork can run. Normally it goes along the hallway and the bathrooms, dropping the ceiling only there, which is where it is least noticeable. If there is no clearance anywhere, we will tell you and look at another solution rather than sell you something that will look wrong.

What is zoning and is it worth it?

It means controlling each area separately with motorised grilles and thermostats. It pays off when different parts of the property are used at different times, or when there are rooms that are hardly used. In a small home in constant use, often it is not needed.

Is it noisy?

Properly sized, very little. Noise in these systems almost always comes from the same thing: ducts too narrow for the air they have to move, or the wrong grilles. That is solved by sizing it correctly at the start, not afterwards.

What about maintenance?

The unit has its service, and the ductwork needs to be cleanable. That is why we leave access panels at the points that will need them. Ductwork with no access panels has to be opened by cutting into the ceiling the day it needs cleaning.
