Selva takes in four small centres at the foot of the mountains — Selva, Caimari, Moscari and Biniamar — and they all share the same construction: stone, narrow streets and slope.
Caimari and Moscari have attracted a lot of foreign purchases of old houses to renovate, with the usual brief: keep the character and hide the installation.
The particularity here is the change of level inside the house itself. It is very common for a property to have three or four different levels, which means planning the route as a whole rather than room by room.
And we are at the gateway to Lluc, so the climate is colder than on the plain and the heat pump has to be sized with that in mind.

In the Tramuntana no two houses are alike, and almost none was built with ductwork in mind. Half-metre stone walls, vaulted floor structures, exposed timber beams the owner has no intention of hiding, and ceilings that change height from room to room.
Here the route is the project. It is not drawn in an office: it is drawn in the house, going up to look at what sits above each ceiling. Sometimes the right route is not the short one, it is the one that does not force you to touch a beam.
Exposed beams stay exposed. If the owner wants to keep them, and they almost always do, the duct goes wherever it can be hidden: a cupboard, a corridor, a loft. It can be done, but it has to be drawn beforehand, not improvised.
The facade is usually listed. That governs where the outdoor unit can go and how the duct can reach the roof. We look at it with you and, if needed, propose the solution the town hall will actually accept rather than the one that causes trouble.
And access. Single-car streets, nowhere to park, sometimes steps. Fabricating the ductwork in our workshop and bringing it up ready is not a bonus here: it is the only way to do the job without blocking the village for three days.
The Pla works differently from the coast. Here the village house is large with high ceilings, and that normally works in your favour: there is room to run the ductwork without dropping the ceiling in a way anyone notices.
